When I search for Fireproofing in the EP PDF, it tells me that it's not found in the document despite the fact that it appears on page 313 as well as in the index. Weird.

Huh. When I copy and paste Fireproofing from Preview, I get "Fireproofing," while from Acrobat Reader I get "Fireproo ng," "Fireproo ng," "Fireproo ng," and "Fireproofi ng." That's an unexpected glitch indeed.
Query: what program (or programs) were used to create the PDF? I would expect a PDF to not work in Preview but to work fine in Acrobat, not the other way around.
Doesn't work with SumatraPDF either, although a quick workaround would be to search for fireproof.
What's happening here (I noticed it when I cut-and-pasted some text) is that certain letter combinations are being stored in the PDF as single character ligatures. The big one is 'fi', but there are others. I'm not sure why Acrobat is too stupid to break the Unicode 'fi' ligature into its component letters...but it is.
